Prices in new buildings in Tbilisi continue to grow

The average price in the second quarter of 2021 for one square meter of black frame in new buildings of the capital is GEL 2,311.

The annual price index for new housing in Tbilisi increased by 10.1%, while in the second quarter of 2021, prices decreased by 0.4% compared to the last quarter, according to the website of the National Statistics Service "Sakstat".

The residential real estate price index reflects the dynamics of prices and covers new buildings and real estate under construction in Tbilisi.

According to the data of "Sakstat", prices for newly built apartments in Tbilisi in the second quarter fell by 1.3% compared to the first, and compared to prices a year ago – increased by 7.5%.

According to the research of "Sakstat", the average price in the second quarter of 2021 for 1 square meter in new buildings of the city of black frame is GEL 2,311, white-2,773, and green – 3,139. For comparison, in the second quarter of 2020, the prices were as follows: black frame – GEL 1,909 per square meter, white frame – GEL 2,291, and green frame – GEL 2,936.

The price index is an important indicator of macroeconomic and financial stability, and it is most often used by the National Bank of Georgia and private developers.

It serves, on the one hand, to assess the development and risks of the real estate market, and on the other - to establish and assess links with the real estate market and financial stability.
